Located in the dynamic Nashville neighborhood of Rolling Mill Hill, this project transformed a 1950s warehouse into LEED® certified office space for one of the country’s leading contractors. The interior and exterior renovation of this two-story, brick warehouse embodies an industrial contemporary style that pays tribute to the construction industry and the industrial history of the site.

The design team infused the site’s industrial nature with clean, modern solutions. Existing concrete columns and beams are preserved, while added structural support accommodates large windows that fill meeting rooms and the main lobby with natural light. Exposed trusses on the second floor were preserved, while black metal and glass garage doors connect kitchen/café space to a new covered terrace offering sweeping views of Nashville’s SoBro district.

The building’s original loading dock was transformed into the main lobby and features a custom-designed reception desk and a lighting/ceiling element repurposed from the dock’s steel gates. 900+ Nelson studs creating JE Dunn’s logo above the reception desk and a custom perforated pattern steel feature wall honors the contractor’s almost 100-year history. A newly added elevator and communicating stair joins both floors and open office space is designed into different zones connected by efficient circulation corridors. Strategically placed meeting and flex spaces designate each zone.

Balanced by wood accents, the building exterior features a black steel entry canopy that complements black aluminum storefront windows. Sustainable design features include bike racks for employees, use of low-emitting materials, indoor/outdoor water reduction and the reuse of materials during construction.
