The 10th + Clark multi-family development with two residential towers is positioned above a shared podium with a parking garage and retail at street level. Tower one, containing 464 units, sits at the corner of 10th and Clark Place and rises 36-stories, while tower two, with an additional 349 units and five loft-liner units, is positioned along 9th Avenue and Lea and is 34 stories tall. Amenities will be front and center as part of this development.

The podium will include shared amenity spaces such as an open-air dog park, additional pet related services and a small bar. Co-working spaces and a wellness/fitness center are also available, and the upper floor of each tower includes a sky lounge/sky roof terrace offering expansive city views.

The five upper levels of each of the two towers are club level and, while consisting of the same configuration as other units, will contain upgraded finishes and features. The top two floors of tower one feature penthouse unit designs with elevated finishes and features.

Creating a pedestrian feel was a central design challenge. The team included retail space at each of the street corners, along with a courtyard complete with landscaping. Liner-loft units along Lea provide added human scale along the base of the towers. Concealing the above grade parking was another challenge. The team devised a screen system with curved elements that soften edges and adds color to warm-up the otherwise neutral color pallet and perforations in the screen allow for ventilation.
