Located along the banks of the Tennessee River in Chattanooga, Tennessee, this mixed-use office building is the first phase of a 112-acre master plan that, in addition to commercial space, will also include a residential development, hotel and entertainment venue. The design of the nine-story building, sited on the west side of the city, references its existing industrial context by incorporating exposed structural steel, brick, warehouse-inspired windows and black metal paneling. Exposed structural bracing, the most prominent design feature, extends along the west side of the building to frame an outdoor terrace with views of the river and Lookout Mountain, a beloved regional landmark. The building contains two public entries, with the entrance most often utilized by tenants located adjacent to a community park.

This industrial chic building contains 190,000 square feet of leasable space. Recessed retail space on the ground floor breaks up the large footprint and creates an inviting pedestrian experience. Floors two through eight accommodate flexible office space with four exterior balconies per floor, one facing each cardinal direction. The ninth floor consists of 2,500 square feet of tenant amenity space, which includes a conference room, pre-function and bar area and club room. The adjacent 3,000-square-foot exterior rooftop terrace, with views to the developing 100+ acre site and surrounding topography, features a steel trellis and multiple seating areas separated by landscaping.
