Located at the gateway to a dynamic urban neighborhood, the site for this speculative office building is clearly defined by three features: Nashville’s existing railroad infrastructure, the prominent Demonbreun Street Viaduct, and 11th Avenue.
The Gulch Crossing office building, which attained LEED Gold® certification, includes eight stories of Class A office space, totaling over 200,000 rentable square feet. The highly efficient building core and virtually column-free space offers a maximum of rentable-space per floor and floor-to-ceiling glass that provides unobstructed views of downtown. The facility also includes a 750-space, six-level structured parking garage located above and below grade, and over 16,000 square feet of ground floor retail space.
The site sits between a popular restaurant, retail, and entertainment district and a rail yard that was once the place where visitors first arrived to the city, standing where the rail lines shift direction to reconcile with the city grid. The two-story lobby, serving as the primary entrance and featuring 20’ structural glazing, represents this shift and celebrates the location’s history with a contemporary boxcar interpretation. The rail line expression is reinforced with a linear infinity edge fountain running the length of the 100’ weathered steel and wood “boxcar” frame that extends beyond the building to create a sheltered outdoor plaza.
Other features include an indoor/outdoor private lounge and amenity area with Wifi and landscaped terrace, and secure bike storage and locker rooms with changing areas and shower facilities to support multi-modal commuting and fitness activities.
A lit monumental staircase physically and visually connects the Viaduct and 11th Ave below, providing much needed civic and pedestrian connectivity between the downtown core and this vibrant neighborhood.
