The 1221 Grundy Street project transforms a former surface parking lot in the north part of Nashville’s Gulch neighborhood into a vibrant dual-branded hospitality tower. Developed by Tidal Real Estate Partners, the 16-story building houses two distinct Marriott brands: The Hook, a boutique-style apartment hotel on the lower levels offering 144 extended-stay rooms under Marriott’s Apartments by Marriott Bonvoy brand, and 168 Marriott Vacation Club timeshare units on the upper floors, part of the brand’s City Collection portfolio. The project also includes approximately 14,500 square feet of ground-level retail, becoming the first hotel development in this stretch of The Gulch.
The design blends contemporary and contextual elements, with a masonry podium referencing Nashville’s country music heritage and a glass tower with subtle bronze accents that humanize the building’s scale. Despite tight site conditions and the complexity of a dual-branded program, the team created distinct arrival sequences for each brand through close collaboration with Tidal, Marriott International, and the City of Nashville by securing a Bonus Height Modification to maximize floor area. The result includes double-height lobbies, a rooftop pool and public terrace, floor-to-ceiling window walls, and a sustainable green roof. Currently under construction, the project contributes to the pedestrian fabric and ongoing growth of the Gulch.
